There are three main service offerings within SPA. The first service offering culminates in observations and recommendations based on answers to an online questionnaire. To deliver a higher level of service, the second offering incorporates the findings of site visits into the observations and recommendations provided. The third service offering involves a full energy assessment in addition to the deliverables of the two previous services. Further details of the service offerings are outlined below.
A client that opts for this service will receive recommendations based on the responses to the online questionnaire. This comprises approximately 60 questions, across environmental, social and economic concerns, covering inherent sustainability risks, current operation and management procedures. The output is a user-friendly profile of the sustainability of the property.
A client that opts for this service will receive a more detailed questionnaire – delving into the detailed set-up and operation of the facility. The deliverable is a detailed report with action items compiled following a site visit by a technical consultant to all the properties submitted for analysis. The site visits will seek to attain three objectives:
The consultant will also identify whether any Specific Capital Projects are recommended. Where projects are identified, the report will include a high-level budget estimation of the simple payback period. Jones Lang LaSalle will also provide an Operational Benchmarking Comparison to assess how the subject property performs relative to other similar properties.
The third service offering provides the most detailed and comprehensive service and the best value for money. In addition to receiving the second service offering, a client that opts for this service will receive a more energy and carbon focused report including a full and detailed energy assessment with recommendations on how the property, or portfolio of properties, can operate more efficiently on a day-to-day basis.
The objective of the energy assessment is to define the utility costs and energy balance of each facility; identifying system inefficiencies and savings potential through demand side project and operational opportunities. To this end, both a technical consultant and an energy assessor will conduct any site visits together. The resultant report will reflect the points noted from a review of the following components:
Further to the issuance of the energy report, we will arrange a follow-up meeting with property staff to support the implementation of the energy recommendations made.
If requested, Jones Lang LaSalle can also provide two additional services.
The first service is a Building Rating Gap Analysis to identify what steps should be undertaken to meet the accreditation criteria for the most widely used Building Rating Schemes.
The second service is a Structural Assessment Report to measure the building envelope of each property to be evaluated.
